STEPS TO CLOSING

PREPARING FOR MARKET:

Before your home goes on the market, it’s crucial to make it as appealing as possible to potential buyers. This step includes decluttering, cleaning, and making any necessary repairs or improvements.

RECEIVING AN ACCEPTED OFFER:

Once a potential buyer submits an offer and negotiations are complete, you’ll receive an accepted offer. Escrow will then be opened and the transaction begins.

BUYER INSPECTIONS:

The buyer will typically schedule a home inspection to ensure the property is in expected condition. This step may involve repair negotiations.

APPRAISAL:

In cases where the buyer is obtaining financing, an appraisal will most likely may be required to determine the property’s market value. If the sale is a cash transaction, you can skip this step.

COMPLETING REPAIRS:

After inspections and appraisal, the seller is responsible for completing any agreed-upon repairs. If the repair requires a licensed professional, the seller will provide completion receipts.

FINAL DOCUMENTATION ROUNDUP:

As the closing date approaches, there is a flurry of paperwork to finalize the transaction. I will ensure all necessary documents are collected, reviewed, and prepared for the closing appointment with escrow.

SIGNING CLOSING DOCUMENTS WITH ESCROW:

At the closing meeting, you and the buyer will sign all necessary documents to transfer ownership of the property. An escrow officer will oversee this process, ensuring that all funds are distributed correctly, and the that title is transferred smoothly.

A few years back I needed to sell my house and was determined to do it myself. I am friends with several realtors, and they are all good people, I just was not impressed with their work ethic. In the past I had used friends, and my neighbor at the end of the street to do my last 2 home purchases. Something was just missing, I needed a go-getter. To everyone’s surprise, the appraiser came back with a new value that not only exceeded the original appraisal, but matched the exact amount of our pending sale price. Nearly, a forty-thousand-dollar difference. I gained so much respect for Brooke after this process that it can’t be measured.
